Lifespan depends heavily on the material used. Traditional torch-on felt flat roofs typically last 15 to 20 years when installed correctly with a proper three-layer system. GRP fibreglass flat roofs have a practical lifespan of 25 to 30 years and are largely maintenance-free once installed. EPDM rubber roofing systems have manufacturer-backed lifespans of 50 years in some cases, making them the longest-lasting option currently available. The UK climate, including frost cycles and UV exposure, is well within the performance range of all three materials.

Each suits different situations. EPDM is the most flexible material, handles thermal movement well, and is ideal for garages and larger flat extensions — it's our most commonly specified product. GRP fibreglass is rigid, seamless, and excellent for areas that may see occasional foot traffic, such as walkable flat roofs or bay window tops. Felt is a cost-effective option where budget is tight and the roof area is straightforward. We'll recommend the right one for your specific roof honestly — we don't upsell materials unnecessarily.

If the leak or failure is isolated to one small area and the surrounding covering is still adhered, flexible, and structurally sound, a repair is often possible. However, if the felt or EPDM is generally brittle, bubbled, or lifting across large areas, or if the timber deck beneath is soft and damp in multiple spots, a full replacement is the more cost-effective and lasting solution. Repairing sections of a flat roof that is broadly at end of life typically results in new failures appearing within months. Our survey will tell you clearly which situation applies.

Yes — garage flat roofs are one of the most common jobs we carry out in the Burton area. We install all three flat roof systems on single and double garages, replacing failed felt coverings that are common on older garage builds. The work is typically completed within one or two days, including strip, deck inspection, new covering, edge trims, and clean-up. If the existing timber deck needs replacing, this adds half a day to the programme but is included transparently in the quote.

GRP and EPDM flat roofs require very little maintenance — an annual visual inspection to check that outlets are clear and upstand flashings remain sealed is generally all that is needed. Felt flat roofs benefit from checking every two to three years for any surface cracking or blistering, particularly after severe winters. We recommend keeping the outlet or gutter connection clear of leaf debris, especially on extensions adjacent to trees. None of our installed flat roof systems require recoating or retreatment within the standard guarantee period.

Yes. We supply and fit rooflights into new flat roof installations, including GRP-framed and powder-coated aluminium-framed units in fixed and opening configurations. The rooflight is integrated into the flat roof system during installation so that the upstand and flashing detailing is done correctly from the outset — far more reliable than cutting into an existing roof later. We work with several rooflight suppliers and can advise on sizes and specification to suit your room and planning requirements.

Our workmanship on flat roof installations is guaranteed for five years in writing. The material manufacturer guarantee is additional and varies by product — EPDM membranes from our primary supplier carry a 20-year material guarantee, and GRP systems are backed by a 25-year manufacturer warranty. Both guarantees are issued in writing at job completion and are available to present to your home insurer or to a property purchaser if you sell during the guarantee period. You receive all documentation on the day we complete the job.
